AUBURN LOCAL ENVIRONMENTAL PLAN 2000 AND DRAFT AUBURN LOCAL ENVIRONMENTAL PLAN 2009
AUBURN LOCAL ENVIRONMENTAL PLAN 2000
Auburn Local Environmental Plan (ALEP) 2000 is Council’s current local environmental plan. It applies to the entire local government area but excludes land in Newington, Wentworth Point (formerly known as Homebush Bay West) and Sydney Olympic Park. The ALEP 2000 is the starting point for all zoning, land use and development enquiries. Through the land use tables and zoning map, you will be able to work out the range of land uses that are allowed in the zone that affects your property.
Other parts of the ALEP 2000 contain specific controls that apply to certain precincts or affect certain development types. The LEP also provides general controls relating to heritage and the environment.

DRAFT AUBURN LOCAL ENVIRONMENTAL PLAN 2009
At its meeting of 15 August 2007, the then Auburn Council resolved to prepare a new principal local environmental plan. Entitled Draft Auburn LEP (DALEP) 2009, the draft LEP will apply to all land within the local government area excluding Sydney Olympic Park.
Council is required to prepare the DALEP 2009 in accordance with State Government planning reforms which include the Standard Instrument (LEPs) Order 2006 - a State-wide LEP template which all Councils must use to prepare new principal LEPs.
Draft ALEP 2009 adopts the standardised zonings, definitions, mapping, format and clauses and will make a positive contribution to not only the Auburn local government area, but to the wider metropolitan area of Sydney.
The general approach has been to “roll over” Council’s current policies contained within ALEP 2000 into the new standard instrument template. However, Council has prepared studies and strategies which informed policy changes (refer to link of Supporting Studies, below).
Once gazetted, the DALEP 2009 will replace ALEP 2000.

Regional Environmental Plans
Sydney Regional Environmental Plans (SREPs) are prepared by the Minister for Planning and cover issues across the Sydney Region. SREPs which are now deemed SEPPs provide the framework for detailed local planning by councils and are made by the Minister for Planning under the Environmental Planning and Assessment Act 1979. SREPs may be exhibited in draft form for public comment and all submissions are considered before a final plan is gazetted and becomes legal. The two SREPs which apply to the Auburn Local Government area are:
