LAND USE ZONES

Land in the Auburn Local Government Area is classified into different land use zones such as residential, commercial, open space and industrial. The zones describe the uses and activities that may be allowed or not allowed on certain land. These zones are often shown in different colours such as pink for residential, purple for industrial, blue for commercial and green for open space areas. The “land use zoning map” is a way of showing these zones and colours visually.

The Auburn Local Environmental Plan 2000 land use zone map shows the zones that affect land in the Auburn Local Government Area (except for some land in the Sydney Olympic Park and Newington. Sydney Olympic Park and Newington are under a State Plan - "Sydney Regional Environmental Plan 24 – Homebush Bay Area").

The Auburn Local Environmental Plan 2000 and the land use map that shows lots and Deposited Plans are subject to regular amendments, so the zones may change with the amendments. It is important that you ALWAYS confirm the zoning IN WRITING or preferably by requesting a Section 149 Planning Certificate from Council. Note that Auburn Council accepts no liability for any action taken or advice given in relation to the map on the website.

Rezoning
A rezoning often relates to the change in the land use zone shown on a Local Environmental Plan. The rezoning is a town planning process that is prepared under planning legislation. Two of these laws are the Environmental Planning and Assessment Act, 1979 and Environmental Planning and Assessment Regulation 2000. You can find out more about the legislation under the NSW Department of Planning and the Parliamentary Counsel websites.

A rezoning takes time to complete as there are various departments such as the State Planning Department involved in the process. The Minister for Planning gives the final approval to the amendment to the Local Environmental Plan.
